Which appliances are included in the check?

The inspection covers boilers, cookers, gas fires, unvented hot water cylinders where present, visible pipework and flues. Portable or tenant owned appliances are usually excluded unless specified in the tenancy agreement.

What happens if an appliance fails the check?

If an appliance is unsafe I will mark it as defective on the gas safety record and explain the risk. I can provide a quoted repair or arrange urgent isolation if needed to protect tenants and compliance.

Yes. After every inspection you receive a signed Gas Safety Record suitable for tenancy files and audits. I keep a record of work and can reissue documents if you need proof for letting agents or deposit disputes.
